Step-by-Step Guide To Your ADU

From our first on-site meeting with us to the final construction and landscaping, we’re here to guide you through it all. Step 1. Free On-site Meeting

[1-3] Hours

No zoom & skype conferences or google type of lot analysis! We don't rely on video conferences or satellite images - we come to your property with cones, measure tape and drone to find the perfect location for your ADU. We will work with you to evaluate your unique situation, including utilities, lot elevation, main electrical panel amperage, solar panels capacity, desired finish materials, to provide you with a personalized timeline and ballpark estimate for the complete project.

Step 2. Feasibility Study and Report Presentation

[2-4] Weeks

Basically involves assessing the viability of constructing a separate living unit on a property, with the aim of determining whether the project is financially and physically feasible. What we do and how we prepare the Report:

  1. Property Analysis: The first step in the feasibility study would be to evaluate the property and determine if it's suitable for an ADU. Factors such as zoning regulations, lot size, setback requirements, access to utilities, easements and parking availability will be taken into consideration. We visit all departments needed to collect this information.

  2. Cost Analysis: This includes the cost of materials, labor, permits, fees, and any other expenses associated with the project. We present total budget as sum of major items like predevelopment cost, site improvements and ADU turn-key construction.

  3. Rental Income Analysis: If the ADU is intended for rental income, it's important to analyze the potential income that it could generate. This would involve looking at comparable rental rates in the area and estimating the potential rental income that the ADU could generate. We have trusted agents to provide data and forecast analysis.

  4. Financing Options (if needed): Once the costs and potential income have been analyzed, it's important to consider financing options. This includes assessing whether the project could be financed through a traditional mortgage or if other financing options, such as a home equity loan or cash-out refinance, would be more appropriate. We also have in our team trusted lenders to find out best available options per each situation.

  5. Timeline: Finally, a feasibility study would include a timeline for the project. This would involve estimating the time required for planning, design, permitting, and construction.

By analyzing all these factors, a feasibility study for an ADU will help you to make an informed decision about whether an ADU is a viable option.

Step 3. Floor Plans Approval, Finish Materials & Equipment Selection

To ensure timely and cost-effective completion of your project, we encourage clients to make interior & exterior design, main equipment selections early on. While the city is reviewing the plans, you'll have the opportunity to choose your preferred designs. You can choose from our previously built projects included basic designs or select individual finishes from our a la carte options. Our primary aim is to specify the materials to be used upfront, enabling us to maintain a seamless project flow.

Step 4. Project Documentations & Application

[3-6] Weeks

After receiving approval on the floor plan, elevations, and budget, we will create a comprehensive set of architectural drawings. These will include all necessary calculations and reports needed for permit submission to the city. In case you have an HOA or Construction Loan, we will also prepare the required documentation for submission to those entities.

Step 5. Final Construction Budget Presentation

At our company, we determine pricing based on the specific components and design elements of your ADU, rather than using a generic cost per square foot. This approach allows us to provide you with precise, transparent, and all-inclusive pricing upfront, before applying to permits. However, please note that your actual pricing may be higher or lower depending on your unique design specifications.

Step 6. Getting Permits (Leave the permitting to us)

Our team will prepare a full set of stamped architectural drawings, handle all approvals, and provide progress updates through our weekly meetings. We collaborate closely with the building department to ensure that construction plans submitted for review and permitting are processed as efficiently as possible. Additionally, our in-house permitting team will inform you of the necessary plan check and permit fees that need to be paid.

Step 7. Turn-key Site works, ADU's Construction and Landscaping

Once we've secured the necessary permits, the construction of your dream ADU can begin in as little as 1-2 weeks. Our expert team will guide you through the entire process, from start to finish, ensuring that every detail is accounted for and that the final product exceeds your expectations. While the timing of this phase may vary depending on the size of your unit and the responsiveness of city inspectors, we'll work tirelessly to deliver your ADU in a timely manner without sacrificing quality.
